What Are Average U-Values?

Average U-values are the area-weighted mean U-values of all building elements in your extension. Part L Building Regulations use this method to ensure overall thermal performance meets minimum standards.

Instead of every element meeting individual limits, the combined performance must meet the target. This gives design flexibility - better walls can compensate for larger windows.

Formula

Average U-value = Σ(U-value × Area) / Total Area

Example Calculation

Extension elements:

  • • Walls: 40m² @ 0.18 W/m²K = 7.2
  • • Roof: 25m² @ 0.15 W/m²K = 3.75
  • • Floor: 25m² @ 0.13 W/m²K = 3.25
  • • Windows: 8m² @ 1.4 W/m²K = 11.2
  • • Door: 2m² @ 1.2 W/m²K = 2.4

Total: (7.2+3.75+3.25+11.2+2.4) / 100m²

= 0.28 W/m²K ✓ PASS

✓ Use Average U-Value Method When:
  • Extension < 100m² floor area
  • Extension < 25% of existing dwelling floor area
  • Glazing < 25% of extension floor area
  • Simple rear/side extensions
  • Most residential extensions
⚠ Use Whole House Method When:
  • Extension > 100m² floor area
  • Extension > 25% of existing dwelling
  • Overglazed (> 25% glazing ratio)
  • Conservatory conversions
  • Large glazed extensions

SAPPER supports both methods - switch seamlessly if needed!

Common U-Value Calculation Mistakes to Avoid

❌ Wrong: Using Gross Areas

Don't include wall area covered by windows when calculating wall U-values. Use NET wall area (walls minus openings).

✓ Correct: Net Area Calculation

SAPPER automatically subtracts window/door areas from walls to give accurate net areas for your U-value calculations.

❌ Wrong: Forgetting Thermal Bridges

Not accounting for thermal bridging (lintels, sills, jambs) can cause failures. This adds ~0.05 W/m²K to your U-value.

✓ Correct: Include Y-Value

SAPPER's thermal bridge calculator automatically generates the Y-value and adds it to your average U-value calculation.
